The new commercial building on Regents Canal replaces an existing building and provides 5,000m2 of flexible office space. The building’s core, internal walls and floor slabs are made of pre-cut CLT panels, whilst the internal superstructure is formed from standard steel sections. The structure ensures fast and precise construction, maximises the floor to ceiling heights and accommodates future adaptations. The flexible system has been designed to enable four office units per floor or can be extended to create a larger open plan floor plate. The stepped-back upper floors of the six-storey building create large terraces overlooking the canal to the north and the city to the south.
We are providing all mechanical, electrical and sustainability services. On site renewable energy is generated by an efficient air source heat pump system and 56 photovoltaic panels. Heating and cooling is provided by a VRV system, comprising of exposed chassis type fan coil units. The supply ducts from the fan coil units are connected to linear slot grilles for air distribution and fresh air ventilation is provided to each office by local MVHR units. Each office unit has a private metered arrangement, which terminates at local distribution boards providing power for mechanical services plant and tenant lighting. The building achieves BREEAM ‘Excellent’ certification.
