Mapleton Crescent is a 27-storey tower situated on a constrained triangular site next to River Wandle. The award-winning project comprises of 63 one-bed, one-person affordable homes and 23 larger for sale apartments - five homes per floor making up two sides of the triangular plan, all clustered around a naturally lit and ventilated core. Each resident has access to shared amenity spaces such as communal lounge spaces, rooftop gardens, balconies and the riverside terrace.
The prefabricated modules were constructed offsite then craned into position around a steel frame and clad in self-cleaning terracotta tiles designed in collaboration with ceramicist Loraine Rutt. The tower features 254 steel-framed modules, which were installed at the rate of one floor a day. Volumetric offsite construction was quicker than traditional construction, provided a higher quality finish while creating less onsite waste.
A low carbon approach for the design of the building’s fabric and associated engineering system was used to minimise energy use. A centralised community heating system with combined heat and power is utilised to provide instantaneous electricity, heating and hot water supply. Passive measures to improve the thermal performance of the building fabric focus on specifying higher levels of insulation for the roof, external walls and floor, alongside high-performance glazing and doors. Floor-to-ceiling windows maximise the daylight to all apartments. The design targets lower air permeability and minimises thermal bridges through best practice detailing. All units achieve Code for Sustainable Homes Level 4.
